Leasehold condos and townhomes usually have lower initial purchase prices
When you see a listing with a price that's too good to be true, it's probably leasehold. Leasehold properties can be bargains, but they just aren't as cheap as they appear. For example, a 2-bedroom condo may be listed for $50,000, while comparable properties are listed for $300,000. You can be sure that (for $50,000) it's leasehold. And either the lease is nearly expired or the lease rent is very high (or both). Some properties have lease rents of $20 per month, others have lease rents of $1,000 per month! And then there are maintenance fees on top of that.
Leasehold properties are harder to obtain financing on. In other words, buyers with no downpayment and poor credit may have a hard time buying leasehold. Buyers with CASH will have an easier time buying leasehold and everything else.
