Are you looking for a fixer upper house, condo or townhome? These properties either need of major repair or are tear downs. It's a challenge to buy one and turn it into a dream home. However, money saved and the satisfaction of "doing it yourself" can make some fixer uppers a bargain.
Hawaii fixer upper homes, condos and townhomes
The majority of fixer uppers are single family homes. Condos and townhomes are less likely to be "tear downs" because the structures are owned by home-owner associations - not a single owner, as is often the case with homes. Homeowners associations will be more responsive to making repairs and less likely to neglect a condo or townhome. Sometimes condos and townhomes are listed as "needing major repair" because the interiors kitchens, bathrooms, flooring etc. need to be replaced.

What to watch for with Hawaii fixer upper homes
With older homes made of wood, termite damage is a primary consideration. Homes that have not been treated and repaired can sometimes be ready to tear down after 50 years or maybe less. Redwood homes are termite resistant (termites don't like the taste of redwood).
Ground settlement is another problem in some neighborhoods. Areas with homes built on hillsides or on loose soil sometimes have settlement and the homes need to periodically be adjusted to keep the floors level. If left unattended, a house will go out of shape and get crooked floors, cracked walls and maybe even broken plumbing lines.
